Tourist tax/ Ecotasa

Since 01 July 2016, the Ecotasa / tourist tax has been introduced to benefit the island’s environment. All travellers aged 16 and over pay €2.20 per person/night for the first 8 nights in all holiday properties and hotels from May to October. From the 9th night onwards the Ecotasa is reduced by 50%.
In the period from November – April it is 1,10 € per person/night.

The amount is to be paid in cash at check-in. Further information on the tourist tax/ Ecotasa can also be found in several languages on the internet.


General terms and conditions

“Urlaub- Santanyi.de” is purely an agency. We have specialised in the renting of private holiday domiciles
(fincas, village and town houses, flats, holiday homes and flats) in the Santanyi area.


Information on reservation, deposit and completion of a booking

If you would like to rent a property from us, you will receive a 4-day booking option on your verbal reservation. We will immediately send you a written reservation confirmation and invoice in the amount of the deposit by email. After that we would like to ask you to transfer the deposit to our account within 7 days. Only after receipt of the deposit is your reservation considered confirmed. You will receive our bank details with the invoice. If the deposit is not received within 7 days, we will consider this as a cancellation of the reservation. In this case, we reserve the right to rent the object (holiday home) to someone else.


Cancellation

If you wish to withdraw from the trip, you must do so in writing to us.

In the event of a cancellation, you will incur cancellation charges due to both the lost on-site expenses and any alternative occupancy that may have been prevented by the cancelled booking.

The cancellation fees are:

up to 90 days before departure: 20 % of the tour price
up to 60 days before departure: 50 % of the tour price
up to 30 days before departure: 80 % of the tour price
from 7 days before departure or
in the event of non-commencement of the journey:
100 % of the tour price

In the event of a cancellation, the client has the right to appoint a person to replace the previously concluded contract and assume all rights and obligations. The agent reserves the right to object to the entry of the substitute person if this person or one of his or her accompanying persons does not comply with the contractual agreements.

We generally recommend that you take out travel cancellation insurance, as this is not included when booking one of our holiday properties.


Complaints

We have personally inspected the properties on site to ascertain their condition and equipment features. If you notice gross defects upon arrival, these must be reported to the landlord or us within 24h of arrival.

Please note that we are only agents of the holiday properties and pass on the information of the landlords to you. We always strive to advertise accurately and visit and check our holiday properties regularly. However, we must point out that claims for damages under current travel law do not apply.
The description and photos of the properties were prepared according to the owner’s information. Urlaub-Santanyi accepts no liability for deviations. If, despite constant inspection, there are serious defects, you can claim these directly from the landlord under the given circumstances. The landlord has the right to take remedial action.

If Urlaub-Santanyi has to withdraw from the travel contract for unforeseeable reasons before arrival, we can provide a comparable alternative property. Further claims cannot be made by the customer.

Furthermore, no liability can be accepted for damage caused by force majeure.

The use of the holiday property is at your own risk. In the event of accidents, Urlaub-Santanyi cannot be held liable and no claims for damages can be made.

If the holiday home has a swimming pool, use it at your own risk.
In any case, parents are liable for their children.

Urlaub-Santanyi cannot be held liable for power, water, internet or telephone failures or force majeure.

Furthermore, Urlaub-Santanyi accepts no liability for theft of cash, property or valuables.

Other complaint points such as construction noise, parties, rubbish collection etc. are not permitted.

The holiday properties are often situated in the countryside or have gardens. Therefore, insects such as mosquitoes, ants or even beetles may be present. These are not defects. No claims for compensation can be asserted.


Exceeding the specified number of persons

We would like to point out that the number of persons stated in the reservation may not be exceeded without prior agreement with us and the landlord. The objects have an advertised maximum occupancy (see advertisement), which must be adhered to. The number of persons refers to the total persons (adults and children). If during the stay one or more additional persons are constantly found in the holiday property, the landlord as well as the agent has the right to demand an extra charge or to prohibit the stay of the persons.


Pets

If there is no explicit permission regarding the taking of pets in the property description or if there is an individual permission from us or the landlord. Is the bringing of pets prohibited. The tenant is liable for any damage caused by the pet.


Service charges

If additional costs are incurred in the form of heating oil, air conditioning, wood, etc., these are stated in the property description and will be listed separately on the invoice. The same applies to the final cleaning of properties.

Prices

Prices are seasonal and may vary according to the number of persons and rental period.
Please refer to the individual properties for exact prices.


Deposit

Some landlords require a deposit on arrival. We recommend that you inspect the holiday property together with the landlord or us with regard to its furnishings and condition and note any defects. Upon departure of the holiday home, a final inspection will be made and it will be checked whether any damage (e.g. destroyed furniture) or loss of valuables or furnishings has occurred. If damage is caused by you, you are obliged to report this to the landlord or us during your stay. If everything is in order, the deposit will of course be returned to you in full on departure.


Arrival and departure

Normally, the properties can be occupied from 3:30 pm.
Departure should take place by 10:00 a.m. at the latest. In the early and late season, other arrival and departure times can be arranged individually with us or in consultation with the landlord.


The final cleaning

The tenant is obliged to leave the holiday property tidy, broom-clean and tidy on departure. Open food must be taken away or disposed of. The final cleaning will be done by us or by the landlord and cannot be done by yourself.


Place of jurisdiction

The place of jurisdiction for all disputes arising from the brokerage contract is the respective location of the rental properties or the owner’s place of residence.


Severability clause

Should individual points of these GTC be partially or completely invalid, this shall not affect the effectiveness and validity of the contract and the remaining provisions (GTC).
